Overview
The purpose of the Financial Analyst will be to prepare & distribute financial & business reports/statements and analyses/research for the organization in areas such as financial & expense performance and will work under minimum supervision with general latitude in decision-making responsibility.
Duties and Responsibilities
• Audit all landlord invoices and operating expense/common area maintenance reconciliation for compliance with the lease terms to ensure correct billing and resolve discrepancies. Prepare monthly, quarter and annual reports relating to these expenditures. Process all leased related invoices.
• Manage the Capital Expenditure Request (CER) control desk; routes CERS to executives, group or division managers for funding approval including cost estimates from project managers and assigns CER #. Enters pertinent information into database. Process and inputs invoices related to CER projects. Tracks all costs associated with CERs in Archibus. Maintains and files hardcopy documentation in project files, reconciling against Archibus database. Builds and extracts reports on project costs and monthly status; creates ad hoc reports requested by management. Prepare all files for internal audit reviews.
• Assist Director of Corporate properties and Asset Manager with project development and the implementation of the Strategic Facilities Plan. Prepare financial analysis reports, track operating expenses per facility and benchmark them against our peers. Work with Regional Facilities Manager in preparing and distributing their monthly budget analysis. Work with Fixed Asset Accounting to maximize strength of fixed assets and reduce occupancy costs. Analyze operational data to determine trends in occupancy cost and opportunities for savings and improvements.
• Track Heritage/Regional art collection and perform annual art audit. Assign, track and reconcile employee parking for the Memphis Main Office.
• Perform other duties as assigned.
Requirements
Education and/or Work Experience Requirements
• High school diploma or equivalent
• 4-6 years of experience required; to include reconciliation, auditing, analyzing data for reporting and lease review
6-8 years of experience preferred; to include Hyperion (Essbase); General Ledger; Fixed Asset knowledge; Archibus
Skills
• Accurate typing, spelling and grammar skills.
• Proficient with applicable computer software (Excel, Access, Word, PowerPoint, Archibus, Hyperion-Essbase).
• Good written and oral communication skills.
• Good organizational and customer service skills.
• Good analytical skills.
