Overview
Embraces, promotes and is accountable for delivering the Bank's superior customer service program. Provides support, including pipeline management, to the Mortgage Loan Officers, customer and realtors while coordinating delivery to underwriting and closing teams. Perform quality processing of all residential mortgage loan types. Full file review for adherence to underwriting and investor guidelines as well as ensuring file is complete and compliant with all standard mortgage regulations.
Hours for the position are 8:30-5:00 Monday - Friday
Location is Bonney Road, Virginia Beach, Virginia or Newport News, Virginia
Responsibilities
Essential Duties
• Independently process documentation and preunderwrite conforming conventional, non-conforming, government and housing agency loans to the appropriate investor guidelines for Fulton Financial Corporation. Manage customer accounts effectively and efficiently in a high volume environment. Review application and generate disclosures for compliance with regulatory guidelines. Possess detailed knowledge of complex conventional, government and housing agency mortgage products including underwriting guidelines. Evaluate file for outstanding supporting documentation and communicate both verbally and in writing to borrower within 24 hours of file receipt. Independent evaluation and analysis of information, ability to identify additional items needed on complex transactions with decision making capability. Maintain communication with customers throughout the processing period, ensuring that customer questions or concerns are resolved, that required documentation is received and that underwriting decisions are communicated clearly. Must possess the ability to address and resolve customer product complaints, defuse volatile customer situations empathetically and professionally. Provide effective communication and professional partnership to Loan Officers, Mortgage Assistants, Underwriters, Closers and appropriate referral sources. Serves as liaison and point of contact between Loan Officers and Underwriters. Work with multiple departments and venders to provide a smooth borrower experience. Document file in accordance with investor requirements to ensure salability to investor. Review credit report for accurate disclosure of current debt and inquiries. Analyze financial statements, production reports, tax returns and credit documentation for accuracy and compliance with investor guidelines. Submit file through applicable automated underwriting system for credit decision. Findings must be reviewed and interpreted for identification of additional items needed, if applicable. Implement business loan decision based on established policies, rules, guidelines and credit risk. Conduct research and employ problem solving techniques to ensure compliance with customer loyalty, quality and timeliness standards. Set-up and update system of record with complete and accurate information. Evaluate DTI and LTV limitations in accordance with product guidelines to ensure loan meets investor requirements prior to submission to underwriting. Research and document source of all large deposits to meet investor and/or product requirements.
• Develop pipeline management tools to aid in organization and effectiveness. Position requires the ability to multi-task with coordination of complex tasks with competing priorities. Effectively manage between twenty one to thirty closings per month to meet sales, customers and regulatory expectations for loan events, including but not limited to Loan Commitment due dates, Closing dates and coordination of clear to close for Closing Disclosure delivery requirements. Loan data input for accuracy. Conduct frequent detailed and professional communication with customer to review file status including timely and regular follow-up on outstanding items. Conduct weekly communication with Loan Officer to review file statuses. Accurate and timely coordination of re-disclosures including but not limited to the Loan Estimate, as necessary. Review and issue commitment letter to customer. Must have the skills and knowledge to understand terms and conditions of the loan approval to understand documents acceptable to satisfy loan conditions. Responsible for clear to close files that include, acceptable homeowner insurance, all prior to close conditions cleared and accepted, final inspections ordered, re-verifications completed, review rate lock expiration and documentation expiration date, update as necessary. Mailing finalized appraisal to customer within the regulatory timeframe to prevent closing delays. Ensure bank collateral is secured by making certain insurance, flood, inspection and other items required are sufficient and within compliance of bank policy and federal guidelines. Review flood certification and mail necessary disclosures within regulatory timeframes, if applicable. Full understanding of Flood Requirements and Regulation for insurance and notification is essential. Complete all compliance, loan quality initiative and fraud detection checks on borrower. Any potential fraud related issues found are to be reported to management and BSA immediately. Assure HMDA data is complete and accurate for reporting. Ingest loan file documents and all supporting documentation into system of record within 24 hours of receipt under the correct document type to maintain file consistency. Print all relevant documents from LOS and bank system, as applicable. Obtain required direct verifications or complete verbal verification and updating LOS with current and validated information. Assist and provide back-up to the Residential Mortgage Processors I and II. Responsible to assist with training or mentoring of new processors and Processor II position.

4 or more years Residential mortgage banking experience, including processing and pre underwriting. (Required)
