JLL is seeking a Project Management Director to serve as the project management lead for a progressive retail bank client. The Project Director will manage a team of 40 plus professionals overseeing the deployment of $200m in capital including new build construction, renovations, decommissions, ATM placement and investments in FM maintenance programs supported by a Project Management Office (PMO). The mandate of the Project Director is to provide superior project management service and lead a team to deliver value add solutions as well as fuel the progressive Gold Standard culture set by our client. Preference is for position to sit within client portfolio but virtual location okay with frequent travel.
Essential Duties and Responsibilities
• Assumes a lead role in the development and execution of strategy for a team and the Project Management business overall.
• Demonstrates high energy for the business, ability to energize others, and the willingness to take risks and make tough decisions.
• Oversee project management team’s E2E implementation and execution through the administrative close-out.
• Financial management of entire project management annual capital plan: establish & manage regional and program budgets, maintain monthly forecasts and cash flow analysis, prepare anticipated cost reports and any other reports as required by the client. Demonstrate stewardship and complete ownership of a $200m capital plan.
• Provide construction cost/benefit analysis as required.
• Projects may also be ground-up. Responsibilities may include, but is not limited to: pre-construction duties (e.g. programming, design, entitlements, bidding, permitting, consultant selection, design team selection, schedule creation, contractor selection, and vendor selection), ground-breaking, and all management of all of the aforementioned.
• Oversee capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources.
• Maintain client relationships and manage conflict resolution.
• Provide appropriate level of on-site supervision to ensure account team’s project performance criteria are being met.
• Performance management of all contracted vendors, consultants, etc.
• Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.) to Manager.
• Demonstrate proficiency in the use and application of all PDS technology and tools.
• Delivering projects utilizing the firm’s One View platform with a firm grasp of its capabilities and reports.
• Develop and deliver on annual KPIs; exceeding high client expectations.
• Drive the “Trusted Advisory” culture throughout all levels of the team.
• Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
• Conveys acceptable practices and policies to team.
• Makes independent judgments related to operating procedures impacting assigned projects.
• Demonstrates highly visible commitment to creating a “one-firm firm” by utilizing cross-discipline teams to meet client needs.
• Demonstrate solid knowledge of interconnection points with service Lines (e.g. Integrated Facilities Management, Real Estate Management, Mobile Engineering, Energy Management) and expertise in how to leverage these service into additional opportunities to serve our client.
• Trains and develops JLL project team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation.
• Able to market all available products and service offerings.
• Contributes to the development of new product and service delivery ideas for the project management service line and the firm.
• Lead relationship manager for project management client and serves as a key resource to multiple client leaders.
• Successfully interact with and influence all levels within JLL as well as the Client Leadership
• Develop process requirements, plan and implement initiatives to improve services. Leverage PMO team proactively.
• Assists client in developing real estate strategy linked to client business objectives.
• Responsible for attracting, retaining, developing and managing a team of geographically dispersed project management professionals who are involved with a specific set of clients, functions, business unit or projects.
• Recommends and/or takes actions regarding team talent (with involvement of Human Resources) to Account Director.
• Any and all other duties and tasks assigned.
Required Knowledge, Skills and Abilities
• Minimum of 7 years’ experience as a Senior Manager.
• Ability to regularly communicate analyzed data to client and team to achieve strategic account project goals.
• Strong working knowledge of architectural drawings and construction methods.
• Highly organized with strong analytical skills.
• Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.).
• Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
• Previous experience effectively supervising, training, mentoring and evaluating talent at various levels within the organization or team.
• Ability to develop and cultivate business relationships with existing and prospective clients.
• A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate.
• Ability to lead individuals across a national platform to deliver superior results in client service.
• Experience working with landlords, developers and institutional owners.
• Solid understanding of Capital Plan creation and management.
• LEED, AIA, PE or PMP certifications are desirable.
• Travel as needed (current estimate of 25% | 5 nights a month)
Education
Bachelor’s Degree from an accredited institution, preferably in Architecture, Engineering or Construction Management.
