Sr. TM Analyst:
Our Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs. We are seeking assistance with tasks that could range from traditional analytical work in support of the lease acquisitions, dispositions and other transaction and account management related projects as well as domestic and international transaction management work with the requirement to manage a small-large transaction autonomously from start to finish. This role would be involved in all aspects of the team’s transaction activities, including, but not limited to, providing financial and valuation analysis; due diligence oversight; and assisting in the development of reporting, presentation and approval materials. Additionally, this role would be responsible for managing the governance planning scenario tool, keeping all strategies up to date, providing roll-up information, and interacting closely with the client and other service lines of the account to maintain and review the latest strategies in place across the entire portfolio.
We are currently seeking a Senior Transactions Management Analyst for one of our client-dedicated account teams in Des Moines, IA. The successful candidate will physically work in the Des Moines, IA location.
Transaction Management of Lease Transactions of all Sizes and Complexities:
• An Iowa real estate salesperson license is necessary for this task. (License must be obtained, if not currently licensed.)
• This may include both domestic and international transactions, as needed
• Manage milestones and monthly client communication in JLL Market Tool for assigned transactions
Strategic Portfolio Planning:
• Act as the single point of contact to maintain the governance scenario planning tool, and update strategies within the tool on an ongoing basis
• Work in sync with applicable business lines to ensure strategy alignment
• Responsible for accuracy and maintenance of data in the scenario planning tool
• Provide financial roll-up information, and other statistics to aid with governance planning discussions
• Forward-looking, strategic thinking ability is a requirement for this task
Qualitative Analysis:
• Evaluate client building alternatives
• Evaluate lease options
• Track transactions on web based applications
Financial Analysis:
• Prepare detailed analysis, including NPV cash flows
• Financial modeling
• Prepare rent budget information for quarterly forecast
Due Diligence:
• Review, understand and abstract complex real estate documents as part of the team’s due diligence process
• Writes lease summaries
• Gather market research as needed for both domestic and international transactions
Reporting:
• Updating reports, presentations, and analyses
• KPI tracking
• General and ad hoc reporting as needed to support transaction activities
• Financial accounting and reporting
• Prepare commission invoices and track payment in JLL systems
Additional duties and tasks may also be assigned.
QUALIFICATIONS:
• Bachelor’s Degree in business, finance, economics or related field
• At least 2 years of applicable experience
• Real estate brokerage or salespersons license desired
• Strong financial, analytical, and reporting skills
• Previous office leasing representation experience would be ideal
• Ability to analyze both qualitative and quantitative information
• Advanced computer skills, specifically MS Office Suite (including Excel, Word, PowerPoint and Outlook), CoStar, and the ability to master company specific database programs
• Exceptional attention to detail and organization skills
• Basic understanding of real estate and lease terminology
• Well-developed verbal and written communications and presentation skills
• Ability to work independently and within a team to build relationships and interact effectively with business partners and clients
• Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
• Willingness to take on new challenges, responsibilities, and assignments
• Understanding of and commitment to client services
• A desire to work within a diverse, collaborative, and driven professional environment
