Position will be located in Sacramento, San Francisco, Los Angeles or Phoenix. Summary
Our Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs. Our Senior Healthcare Transaction Manager will manage and execute lease and/or capital transactions while fostering client relationships and business growth. The incumbent will be responsible for overseeing regular reporting, budgets, cash flow forecasts, memorandum documenting significant client issues and strategic planning. The incumbent works independently or as part of a team; will supervise or manage the workload of Brokers, Analysts and potentially other Transaction Managers. The incumbent will also work on and will be asked to direct special projects/assignments as needed. Our Healthcare Transaction Manager will manage and work with multiple client stakeholders and professionals across a wide variety of disciplines and business units: Demonstrated experience in managing a heavy workload in a fast paced environment, as well as complex real estate projects to successful outcomes is paramount.Ability to think strategically and act proactively.Creates strong client trust and confidence.Helps team foster growth of junior talent.
Essential Functions
Manage Client Relationship
• Work with client to set business and real estate strategies and execute on those strategies.Provide advice on key client transactions
• Lead regular client meetings and conference calls
• Identify, develop and implement improvements to client transaction management processes
• Foster client relationship
Transaction Support
• Independently manages and executes complex, small, large, and mid-size transactions with high level of proficiency and knowledge
• Delivers measurable value by negotiating favorable economic and flexible lease terms for the client.Work with IT to customize reports, dashboards and analytics specific to account team usage
• Assist Client in completing a large number of transactions annually and independently execute lease and capital transactions of all types and sizes while adhering to Jones Lang LaSalle’s and the Client’s processes and standards for expertise and professionalism
• Actively monitor progress of assigned transactions as well as those of direct reports
• Collect client requirements, obtain market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP’s), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client’s senior management
• Develop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and procedures
• Review commission invoices for accuracy and progress on payment; review Dealio for accuracy and assure it is updated regularly Revenue Growth
• Helping the Account Manager expand account services and participate in business development opportunities
• Participating in opportunities to develop new business with Account Directors and other key stakeholders
• Helping drive revenue and manage an account’s adjusted growth margin year-to-year growth
• Proactively manage, identify and present to client unforeseen transaction opportunities
Talent Management
• Coaching and developing team members including attracting and retaining top talent
• Assist junior transaction team members with complicated transactions/ financial analysis / modeling
Qualifications
• Bachelor’s degree
• Master’s, MBA, or other advanced degree, preferred
• Seasoned transactions management experience
• Experience working with corporate clients to achieve real estate objectives, preferred
• Healthcare experience required
• Minimum 8 years of relevant work experience with at least 5 years as a Transaction Manager, preferred Certifications and Licenses
• Real Estate brokerage or salesperson license, required
• Proven skills in contract review and lease/purchase and sale negotiations
• Solid understanding of financial and accounting impacts
• Strong, verbal and written communication and presentation skills
• Excellent negotiating, analytical, communication, collaboration, organizational/planning and process skills
• Outstanding client service skills
• Advanced computer skills (MS Office, including Excel, Word, Power Point, and Outlook)Proven ability to manage a team consisting of dedicated and variable Transaction Advisor, Sr. Analyst and Analyst level resources. Coach and develop direct reports to reach full potential
• Strong client trust and confidence
• Knowledge of the healthcare regulatory environment relative to Stark and AKS required
• Ability to lead diverse teams and identify and develop top talent
• Attention to detail
• Well-developed verbal and written communication skills
• Work independently or within a team
• Ability to build relationships and interact effectively with business and clients
