Job Description Summary
Responsible for directing a team within Community Investments. This group places equity in LIHTC investments for 1) use by the AEGON general account, 2) sale to investors interested in syndicated investments guaranteed by AEGON and 3) sale to investors interested in traditional non-guaranteed investments.
Responsibilities
• Each Senior Director leads a team of Directors, Associate Directors and Underwriters who: originate, structure and negotiate new LIHTC real estate investments, engage in and manage investment analysis, underwrite and document acquisitions within the company’s investment criteria, propose projects for investment, and close on those investments approved by the real estate investments committee.
• The Senior Director is relied upon to make investment recommendations and present the benefits and risks of proposed projects to the real estate investments committee.
• The Director is responsible for calling on new and existing developer relationships and interact with outside investors, marketing and calling efforts to cultivate qualified developer relationships that lead to profitable investment opportunities.
• Drive and review the teams’ progress to efficiently generate, model, structure, negotiate and close investments.
• Motivate and monitor the team’s target marketing, outreach, dollar, volume, and yield goals.
• Manage the personnel within the group including all direct reports and subordinates of direct reports. Includes candidate selection for open positions.
• Coordinate with department VP to oversee the design and implementation of processes and guidelines.
• Actively oversee quality control and investment selection.
• Work with other related functional areas within AUSARA within the context of the Primary Purpose of the role.
Qualifications
• Seven or more years of experience in managing Section 42 LIHTC underwriters or originators, with expertise in affordable housing real estate equity originations, underwriting, structuring, and closing.
• Advanced degree in Finance, Business, Planning, Real Estate or other relevant area, or an equivalent education provided by depth of experience including a minimum of seven years of directly related experience.
• Sales and goal orientation, with strong verbal and written client and public presentation skills.
• Market, negotiate, and communicate well with developers, team members, lenders and investors.
• Computer literacy, including Microsoft Office, Excel, Word and Adobe.
• Perform technical, financial, modeling, due diligence, and all Section 42 underwriting tasks.
• Identify and resolve complex structuring, legal and financial issues.
• Management, motivation, and leadership experience and skills
Preferred Qualifications
• Knowledge and experience in the origination, underwriting, structuring and closing of Historic Tax Credit and/or Energy Tax Credit investments.
• MBA degree or equivalent experience in finance, real estate development, urban planning, affordable housing or related field.
