JLL is currently seeking a Vice President to join our team, within our Project Development Services (PDS) division. We are looking for an individual with experience in managing industrial cold storage ground-up projects and building new business. Project types will typically include industrial development or renovation of existing industrial space, construction of new industrial buildings, and other related projects.
We are looking for a solid background in at least one of the following areas: Project Management, Development, Construction or Architecture.
** Role can be staffed anywhere in New York or New Jersey
Responsibilities:
• Manage the planning, entitlement, design, construction and relocation process of new ground-up facilities for clients.
• Manage the planning, design, construction and relocation process of new industrial build-outs for clients and landlords.
• Develop the Tristate PDS business
• As part of these overall responsibilities, the candidate will: Support real estate brokers with developing high level programming, schedules, budgets and site tours. Manage entitlements of various projects, including repositioning, rezoning and land entitlements
• Procure development team members (developers, architects, engineers, contractors, brokers, etc.) through a competitive process
• Read and understand construction drawings and specifications
• Assist clients with contract negotiations
• Manage administrative and financial responsibilities such as: payment and draw applications, project reporting, budgeting and scheduling Analyze and negotiate change orders
• Oversee FF&E and any third party procurement process
• Supervise any client move and project close-out
• Provide assistance to the Industrial Team Lead overseeing the region Connect with the JLL office and key players in the local real estate industry to build business

• Team Management – focus a diverse project team toward working as common advocates, not adversaries. Strong diplomatic skills when dealing with varying opinions of project team members.
• Dealing with Ambiguity –effectively cope with change, shift gears comfortably, decide and act without having the total picture, comfortably handle risk and uncertainty.
Job Requirements:
• Cold storage experience is required
• Minimum of 10 years of progressively responsible experience in commercial real estate development, project management and/or financial analysis.
• Bachelor Degree from an accredited institution. A degree in Business, Real Estate, Finance, Engineering or Construction Management strongly preferred. A MBA degree a benefit.
• Excellent verbal and written communication skills, professional manner and computer literacy (MS Office, MS Project required).
• Excellent problem solving, analytical thinking, communication, and interpersonal skills.
• Ability to manage several medium and large ground-up development projects and major re-development projects simultaneously.
• Experience in business development, creating a market from inception. and a track record of repeat client business required
• Experience leading a team of people (on projects and direct reports), along with being a team player
• Flexibility with work hours and some travel will be required
