Position Responsibilities:
• Provide analytical support for strategic business decisions, including investment opportunities, capital project spending and capital structure execution
• Coordinate and review annual property budget and business plans with various Bedrock teams for leadership approval
• Manage communication among property-specific Bedrock teams in order to assess and improve investment performance, and leverage pertinent information for investor reporting purposes
• Support quarterly reporting efforts by providing accurate and reliable information and reviewing drafts to ensure quality and accuracy of information
• Monitor tenant delinquencies and propose key strategic initiatives to the executive leadership team
• Partner with the Investments team when contemplating and/or executing on the refinance of stabilized assets or other capital stack considerations
• Maintain long-term forecasting models and track performance, return and value metrics
• Forecast values by aggregating portfolio operational data, identifying financial status to budget, and analyzing internal and market trends
• Deliver portfolio lease metrics to support Leasing team proposals in addition to presenting deal economics to leadership
• Maintain and update portfolio- and asset-level data, including cash flow schedules, loan summaries, quarterly liquidity covenants, etc.
• Aggregate, analyze and prepare retail tenant sales data, occupancy costs and associated trends
• Assist with preparation and processing of construction loan draws and related submissions
Position Requirements:
• Bachelor’s degree in finance, accounting, economics or a related field
• 3 years of experience in finance, investing, corporate development, investment banking or other financial services
• Experience in investment analysis and financial modeling
• Experience within the commercial real estate industry highly preferred
• Proficiency in Argus as well as Microsoft Excel, Word and PowerPoint
• Strong verbal and written communication skills
• Creativity, independence, initiative and high levels of integrity
• Thorough knowledge of the challenges and opportunities in Detroit
• Knowledge of all current real estate and urban trends throughout the industry, both nationally and internationally
