Job Description
REI Americas needs a strong Development & Construction Project Manager to office in New York City, with the following responsibilities:
Development
• Conducting due diligence on new development opportunities and the associated development management platforms for each
• Providing development advice to CPPIB’s internal investment teams for existing and future development properties throughout the Americas
• Engaging and managing third-party construction monitoring firms to provide local oversight for all development, redevelopment, renovation and other construction projects
• Providing guidance on industry best practices with regard to development and construction matters, including insurance, indemnities, bonding, etc.
• Stabilized Assets
• Managing all third party physical & environmental due diligence for stabilized asset purchases
• Providing capital expenditure spending recommendations to CPPIB’s internal investment teams for existing and prospective operating properties throughout the Americas
General
• Developing and/or revising existing due diligence framework and checklists for stabilized acquisitions, development and repositioning assets in each market, while seeking to provide consistency across markets; periodically re-evaluating same as government regulations and/or market conditions warrant
• Assisting with asset and development strategies for investments
• Leading or assisting with negotiation of joint venture agreements, development agreements, construction contracts, and other documents
• Protecting CPPIB’s interests in investment programs, sitting regularly with operating and development partners to proactively execute underwritten capex and development programs, traveling to partner offices and CPPIB assets located throughout the US, Canada and Brazil
• Building and managing relationships with investment partners and property owners, communicating internally and with outside stakeholders, to facilitate joint decision-making
• Problem solving with deal teams projects fail to perform on schedule, budget or proforma
• Commenting on governmental and regulatory framework, market drivers, and industry trends
• Participating in investment committee discussions, providing guidance on matters related to strategy
