The Development Manager reports directly to the Director of Development and manages Bedrock real estate development projects from initial conception to opening. This team member serves as the owner’s representative and manages the direction of development projects to meet company goals. The Development Manager partners with Bedrock’s Construction, Finance and Architecture teams, among others, as well as outside consultants to plan, program, design and develop projects.
Position Responsibilities:
• Manage multiple development projects, including ground-up and adaptive-reuse mixed-use residential and office buildings, parking garages and public spaces
• Establish the strategic direction for each project in terms of program, phasing and leveling of investment to ensure alignment with company goals and marketability
• Provide guidance to interdisciplinary Bedrock teams on all aspects of a development in terms of schedule, budget, design, construction, marketing and branding, and leasing
• Review architectural, engineering, marketing and financial deliverables to ensure quality, consistency and impact
• Coordinate with external resources such as general contractors, environmental contractors, surveyors, traffic engineers, land use advisors, legal advisors and other consultants
• Attend owners/architect/contractor meetings during the preconstruction and construction phases of the project
• Prepare presentations, reports, analyses and information packets at various stages in the development process to drive decisions
• Track real estate trends and innovative development practices, disseminate information to teams and apply findings to projects as appropriate
• Provide regular updates regarding progress on developments to the Director of Development and Bedrock executives
Position Requirements:
• Bachelor’s degree with coursework in real estate, business administration, urban planning, economics, construction management or architecture
• Master’s degree in business administration or real estate preferred
• 5+ years of real estate development experience with a preference for experience with mixed-use development in urban areas
• Strong writing, presentation and general communication skills
• Ability to review and comment on architectural drawings, engineering reports and drawings, pro formas and legal documents
• Ability to relate well to others, build effective relationships and use tact to diffuse high-tension situations
• Ability to be tough-minded in a constructive way
• Ability to be decisive yet flexible
• Tendency to be disciplined and focused on business fundamentals
