Responsibilities
Essential Duties and Responsibilities
• Manage, train, hire, schedule and provide coverage for staff associated with Order Entry, Title Processing, Title Clearance, Scheduling, and Closing, Post Closing, and Policy
• Oversee search, closing and other service provider/vendors and reduce costs and enhance coverage
• Create workflow, process, efficiency, technology, and other improvements as an ongoing component to the position
• Analyze and respond to potential engagements for pricing, workflow, staffing, vendor coverage, and timelines
• Lead calls with clients, respond to their needs and provide the best solutions possible for their varying needs
• Act as a liaison between Company, the loan officer, agent, investor and the borrower
• Review contracts, open orders, clear title, arrange closings, work with realtors, buyers, sellers, and lenders to close purchase transactions
• Evaluate search materials for vesting, requirements, and exceptions to be satisfied at the table and investigate/research/resolve issues with the title commitment in preparation for closing
• Handle title curative and/or notify seller or asset manager of deficiencies that require they assist/address
• Coordinate with underwriting to clear complex issues and obtain over the limit liability approvals
• Assists with deeds, subordinations, payoffs, HOA estoppels, Municipal, Lien cert, and other title matters as needed
• Verify any transfer tax/mortgage tax associated with a deed in order to record
• Provide coverage for on-call after hours line either by covering personally or arranging coverage by staff and adjusting their timecard
• Work with outsource partners/underwriters (workshare) to prepare and QC title commitments to be delivered to customers in states where the underwriter is issuing policy and/or disbursing
Qualifications
Education and/or Work Experience Requirements:
• 5-7+ years of title/mortgage or financial company experience.
• 3+years of Purchase/REO/Short sale/Foreclosure experience preferred
• Excellent oral communication skills, including ability to effectively communicate with internal staff and external customers
• Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service
• Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
• Knowledge of basic computer programs to include Windows, Microsoft Word and Excel, Internet and Microsoft Outlook
• Detail oriented
• Experience with Resware an advantage
