OVERVIEW
Jones Lang LaSalle is looking to add a Senior Project Manager (SPM) to our growing Project Development Services team for a retail client in the Northwest Suburbs of Chicago. Candidate should be able to travel and work from the client’s campus as needed. The SPM will be responsible for managing senior level services assigned.
Responsibilities
• Direct and manage project development and program management from beginning to end.
• Chair meetings, develop and maintain master project budgets and timelines for each project and project phase to ensure overall project objectives and Walgreens needs are met
• Communicate clearly/adequately at all client levels
• Provide program management for multiple sites and states
• Manage every aspect of the development process including consultants, general contractors, vendors, specialty contractors, budgets, internal departments, and developers
• Facilitate the definition of project scope, goals, and deliverables
• Plan and schedule project timelines
• Set and continually manage project expectations with team members
• Delegate tasks and responsibilities to appropriate personnel
• Present reports defining project progress, problems, and solutions
• Oversee all due diligence functions
• Budget development, forecasting, and management
• Deliver outstanding customer service through timely response and proactive solutions to client’s needs
• Act as the primary senior level contact with the client throughout the duration of the program.
• Guide the client team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
• Develop procedures for distribution, receipt, opening, levelling and award of projects and services.
• Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned.
• Resolve high level conflicts by making broad decisions, or negotiating with affected senior management
• Project planning, project tracking, scope management, change control management, risk management, and quality assurance of the project team
• Ensure projects are completed according to time and budget schedules, and that objectives conform to overall standards and operations objectives and user requirements
• Identify and recommend project management tools
• Create detailed plans for consulting projects
• Analyze and estimate costs; prepare cost summaries for projects, including equipment, labor, materials, site preparation, sub-contractor costs and other related costs as needed.
• Facilitate communication between store operations, architects, engineering, developers, owners, and external contractors; clarifying expectations for information and service delivery
• Review and provide input for development of project plans.
• Manage construction plan(s) and maintain current project status records.
• Report, track, and trouble-shoot exceptions and escalate, track and resolve conflicts regarding resource commitment and delivery of results
• Coordinate and track all Vendor RFP’s. Maintain accurate and consistent electronic files and documentation.
• Coordinate activities of sub-contractors and relocation of technical functions.
• Interact and negotiate with contractors and subcontractors. Validate and negotiate contractor change orders and make recommendations to the client.
• Visit project site at appropriate intervals and confirm progress is consistent with the project schedule and work is in general conformance with contract documents.
• Demonstrate a proactive focus on meeting client and project requirements in a timely and cost effective manner.
• Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
Requirements
• B.S. or B.A. Degree, or similar experience
• Min 9 years of comprehensive PM experience; 5 years retail construction project management experience. Experience with retail rollouts preferred
• Ability to regularly communicate analyzed data to client and team to achieve project goals
• Experience with full project life cycle from planning through facilities maintenance.
• Strong working knowledge of architectural drawings and space planning concepts.
• Highly organized with strong analytical and time management skills.
• Strong interpersonal skills with an ability to interact with executive level within client as well as external team members (architects, contractors, etc.).
• Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
• Fully competent at managing all types/sizes of projects.
• Extensive experience all Microsoft Office applications with a strong emphasis in MS Outlook, Word, and Excel
• Adept at the development of schedule, cost, and risk management strategies
• Ability to solve practical problems and deal with variables in situations where only limited standardization exists.
• Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
• Ability to successfully coordinate multiple staff of different levels.
• Strong consideration will be given to those that are PMP and LEED certified
• Ability to manage multiple projects at a time.
• Ability to regularly communicate analyzed data to client and team to achieve project goals
• Flexibility with work hours and travel as needed
• Demonstrated high level of performance in project budgeting and contract negotiations
