Position Summary
As Construction Manager in the Corporate Services Division, you will oversee and direct construction management for construction projects.
Duties and Responsibilities
Oversees development, maintenance and compliance of Departmental process for negotiation and writing of construction contracts with Law Division and Sourcing and Vendor Management for assigned construction projects. Develops, maintains and manages AIA construction document templates.
Reviews project delivery methods and advises Project Sponsor on methods best suited for each project based on the schedule, budget and scope of the project.
Responsible for beginning the process of combining company owned parcels of land or the subdivision of land for a construction project with the Law Division. Represents the Company at municipal meetings concerning subdivision and land development. developing the new property description and survey map for the new deed and confirming the filing of the same at the Court House. Involved in construction site selection process.
Develops and maintains project schedule with architect/contractor based on the goals, objectives and project budget. Develops and maintains the capital budget for projects. Evaluates and recommends changes to scope, schedule and cost to Project Sponsor.
Works with the design professional to coordinate the construction drawings with the project specifications and reviews documents for constructability.
Oversees, reviews, recommends or completes all project documentation including design and construction agreements, National Pollutant Discharge Elimination System permits, insurance for property liability and builders risk, bonding performance & payment, lien waivers, LEED certification, application for payments, request for information, submittals, change directives, change orders, project status reports, contractor daily reports, A&E site inspection reports, progress photos, completion of as-built drawings or other documentation as necessary.
Conducts Owner Architect Contractor meetings, addresses quality control and quality assurance issues, design issues, cost issues, staffing issues, scheduling issues, potential change items, submittal reviews, request for information, delays, and claims. Escalates risks and issues to the Project Sponsor.

Qualifications
Minimum Educational Requirements and Experience Equivalencies:
Bachelor's degree in a commercial construction related curriculum with six years of experience in commercial construction management; or
Associate’s degree in a commercial construction related curriculum with eight years of experience in commercial construction management; or
High school diploma, or GED, with ten years of experience in commercial construction management.
Strong working knowledge of construction estimating, scheduling, budgeting, contract writing and negotiating, and construction management tools required.
