The Facilities Services Director will direct the activities for the entire Facilities Service group including facilities/maintenance, physical security, mail center and contract management and bidding.
Responsibilities include but are not limited to:
• Manage the Facilities Division, Physical Security, Mail Center and Contract management areas of operation. Responsible for hiring, coaching, development, performance reviews and disciplinary actions as needed.
• Provide support to the Leasing, Site Development and Construction Divisions.
• Manage efforts and provide support to service partners in other Corporate Departments.
• Provide management support over the administration of all bank properties.
• Responsible for the development, preparation and financial tracking of all budgets for all bank facilities, owned or leased including occupancy budget, operating budget for all departments in property management and the capital budget including major renovations, new construction, furniture and major equipment purchases.
• Develop and administer standard policies and procedures to provide high quality and cost-effective management of bank’s resources.
• Develop and maintain standard specifications for service contracts and continued competitive bidding and awarding contracts.
• Develop and monitor Benchmark measurement system for various comparative analyses.
• Develop and maintain a Space Management system for maximized used space by the bank.
• Foster the development of programs to improve systems within the department.
• Prepare and update various disaster recovery procedures, Policy Manuals, etc.
• Evaluates and prepares budgets for damages incurred during a disaster.
• Evaluate methods to reduce maintenance and operating costs through competitive bidding, cost/benefit analysis, where applicable, analyzing need versus desire, and maintaining business continuity.
• Evaluate methods to reduce energy consumption.
• Monitor service agreements and provide for appropriate bidding of services.
• Monitor and evaluate Contractor Services.
• Respond to and implement changes required from corporate initiatives.
• Review leases to determine areas of responsibility.
• Provide Project Management and or support on projects and minor renovations.
• Maintain and nurture vendor, contractor and VIP relationships.
• Conduct site evaluations and prepare reports.
• Respond to “sensitive” situations and respond to environmental or other building issues promptly which may have an impact on employee health, security or asset preservation.
Required Skills:
• Excellent verbal and written communication skills.
• Excellent mathematical, accounting and analytical skills.
• Strong PC computer skills.
• Ability to prioritize, organize, and delegate assignments.
• Ability to handle multiple priorities simultaneously.
Required Experience:
• Bachelor's Degree with five to ten years of related experience within facilities maintenance and five years of supervisory or management experience.
• Master's Degree in Business preferred.
