POSITION SUMMARY:
Assists Loan Originator in processing/handling residential real estate loans. Maintains good outside working relationships and promotes the organizations products and services. Will take loan applications, quote rates, process loans. Incumbents are required to maintain their registration active, and current, with the National Mortgage Licensing System throughout their employment.
DUTIES AND RESPONSIBILITIES:
Position works closely with MLO and serves as a liaison between the MLO, Realtor, title and other companies, loan clients, the processing department and underwriter, from beginning through closing of mortgage loan. Position takes daily workflow direction from assigned MLO and works effectively with the team that assists with processing and underwriting loans to meet closing deadlines with a loan that meet regulatory guidelines.
Request and/or assist in gathering initial documentation necessary to make loan decisions (e.g., pull credit reports if necessary, and determine any other verifications needed). Communicate with and request processor to request appraisal, flood determination and title policies/reports. Conduct follow-up to ensure information is received in a timely manner. Review documents/file for completion and accuracy prior to submission to MLO for review and approval. Review appraisal when received and complete review analysis form. Review title policy for accuracy and verification of all components; verify Bank is in first lien position. Analyze verifications of employment, assets and credit to determine applicant’s effective income. Research investor regulations and requirements to ensure all loans meet guidelines and are saleable.
After loan program is identified and income/assets are analyzed, run file through appropriate automated underwriting system. Review and communicate approval and conditions with MLO prior to further processing. Track all required information needed to complete loan files; monitor and resolve problems to ensure all documentation is received and verified prior to underwriting. Complete underwriting checklist prior to submission. Work with MLO and processor to clear conditions in a timely manner and prior to setting closing date. Responsible for coordinating with MLO and processor to clear pre-closing quality control conditions.
May gather information for closing/clear title; review settlement statements; obtain Realtor verification and approval; and coordinate appointments for closing. Work closely with MLO and processor on completing and updating pipeline management report to ensure that all steps in the loan application and monitoring process are completed in a timely manner.
Receives inquiries from prospective customers regarding residential real estate loans, provides requested information regarding bank lending policies and procedures. Maintains contacts and good working relationships with real estate brokers, attorneys, and builders to assure a favorable image of the organization and to provide information regarding current loan policies and procedures.
Incumbents are required to maintain their registration active, and current, with the National Mortgage Licensing System throughout their employment.
Requirements
QUALIFICATIONS:
• High school degree or GED. Incumbents are required to maintain their registration active, and current, with the National Mortgage Licensing System throughout their employment.
• Three to five years of documented mortgage loan processing experience.
• Courtesy, tact, and diplomacy are essential elements of the job.
OTHER SKILLS
Position relies on thorough knowledge of mortgage loan processing practices and procedures, and the policies, procedures and documentation requirements associated with the various loan programs,including conventional and government programs (e.g., FHA, RD, VA) to successfully complete job assignments/tasks. Must meet critical deadlines, effectively prioritize tasks at hand, have a high degree of detail orientation, and excellent communication skills; and demonstrate a high degree of accountability through utilization of skills, knowledge and actions that protect the assets of the Bank and its customers.
PHYSICAL REQUIREMENTS:
While performing the duties of this job the employee is regularly required to sit, talk, hear, reach with hands and arms, use hands to finger, handle and feel items, write, read, and keyboard. The employee may be required to lift and/or move up to 10 pounds and infrequently lift and/or move up to 25 pounds. Specific vision abilities required by this job include, close vision, distance vision, peripheral vision, depth perception and ability to adjust focus. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance.
WORKING CONDITIONS:
Must be able to routinely perform work indoors in climate-controlled shared work area with moderate noise.

COMPENSATION:
Position is full-time, 40 hours/week. Pay DOE. Branch location will be in Missoula.
