JOB SUMMARY
Prepare market value appraisals on single tenant to complex multi-tenant commercial real estate assets with minimal supervision and oversight by team leaders. Prepare real estate evaluations and reports, including abstracting leases, income and expense gathering, entering and analyzing data in various software programs including Argus and Excel. Duties could also include taking photos subject properties, gathering comparable sales, and minor marketing functions.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Prepares property evaluations with full 10-year discounted cash flows from Argus or simple year one NOI snapshots with Excel.
Utilizes Argus (cash flow software)
Utilizes 3rd party marketing platforms from time to time to assist in the Team’s marketing efforts
Examines and analyzes simple income producing properties and prepares “Year One NOI” snapshots for review
Assists in examining and analyzing income producing properties and researches on market lease and sale comparables
Makes a comparison analysis based on sales of similar properties for review of Team Leaders
Analyzes past income and expense performance and inputs current income and projects a stabilized operating statement for review of Team Leaders

QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university. Minimum of two plus years of related experience is preferred.
CERTIFICATES and/or LICENSES
State Real Estate Sales Person’s License desired.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service. Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires average knowledge of financial real estate terms and principles. Basic understanding of various approaches to value of real estate assets.
REASONING ABILITY
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Intermediate skills in Microsoft Office Suite required. Good writing and grammar skills.
SCOPE OF RESPONSIBILITY
Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Analytical errors may cause measurable impact to co-workers and supervisors.
