JOB PURPOSE
The Mortgage Loan Servicing Specialist position will be assigned duties in the Loan Administration function area. Your primary responsibilities will include various administrative processing and compliance duties associated with the management of the commercial real estate portfolio. Performance of these duties may include working directly with borrowers, borrowers’ agents or representatives, Voya correspondents, external/internal legal counsel, third party clients, Voya Mortgage Loan Accounting and Voya Finance.
KEY RESULT AREAS
Primary Responsibilities
• Act as primary customer service contact for assigned portfolio.
• Respond to all correspondent, borrowers, client company, Voya, etc. inquiries related to loan administration as appropriate.
• Ensure that all new loans are properly set-up on the Strategy Commercial Loan Servicing system and that all notifications, welcome letters, etc. are distributed to the appropriate parties.
• Print and mail monthly statements for the direct serviced loan portfolio.
• Prepare and distribute monthly ACH file on authorized direct borrower payments.
• Ensure that all loan payments are made in a timely manner for all direct serviced loans assigned.
• Monitor portfolio payment status and ensure that proper action is taken on delinquent situations. Also, ensure that proper action is taken with all non-monetary default situations.
• Prepare and distribute applicable remittance reporting.
• Prepare wire/ACH transfers to client, custodial and operating accounts as appropriate.
• Monitor suspense accounts and semi-monthly delinquency reports to identify unapplied mortgage payments or refunds to be issued. Assist staff with payment issue resolution to allow for timely processing of cash.
• Perform necessary transactions and maintenance of system records to post loan advances, loan transfers, new portfolios and/or funds, and reallocations on the Strategy Commercial Loan Servicing system.
• Prepare miscellaneous wire transfers and check requests for mortgage payment exceptions, fee income, escrow tax and insurance requests, and cash management waterfall payments.
• Prepare and distribute bank direction letters for direct-serviced Cash Managed Loans.
• Monitor loan maturities/call options and ensure that proper notification is given to all applicable parties.
• Calculate prepayment penalties for payoff quotes and assist in the loan payoff process.
• Monitor Correspondent Compliance.
• Assist with external and internal portfolio transfers.
• Assist in year-end reporting.

QUALIFICATIONS
• Bachelor's Degree in Accounting, Finance, Real Estate or related field. Emphasis in commercial real estate finance is a plus.
• 3 - 5 years work experience in a related commercial real estate finance field or accounting.
• Excellent communication, organization and interpersonal skills.
• Strong analytical and problem solving skills.
• Experience reading complex loan documents.
• Proficiency in Microsoft Office
• Knowledge of the McCracken Strategy Commercial Loan Servicing System is a plus.
