It includes daily interaction with tenant relations, leasing, maintenance and security. The SPM - C works directly with the property management team as well as collaborating with all associated teams to improve the tenant experience by being proactive and responding with a sense of urgency. In addition to reviewing all contracts/vendors to ensure that they are meeting our performance requirements at the highest level.
Position Responsibilities:
• Create solid environment for coaching, mentoring & motivating team members.
• Provide training opportunities
• Ensure that PM Team is inspecting the building(s)
• Ensure that the management team is monitoring vendors (janitorial, security, landscaping, trash removal...) and managing the same.
• Perform routine inspections of assigned buildings and cross inspect as needed
• Negotiate and coordinate capital expense projects working closely with entire building team as well as construction when needed
• Oversee and manage the Property Management Teams within assigned portfolio
• Review and assist Property Managers with annual budgets and present to Associate Vice Presidents
• Ensure all city, state, federal codes and annual requirements have been satisfied
• Oversee and review records for accuracy and ensuring they are current, including leasing summaries, property spreadsheets, inspections, work orders, delinquencies, variance reports, etc.
• Oversee and ensure that all bill backs are being handled appropriately per leases
• Complete quarterly one-on-one meetings and annual reviews
• Complete portfolio wide RFP and award contracts on assigned services
• Review Budgets with Associate VP of Property Management
Position Requirements:
• Bachelor's degree in business administration, real estate or related field
• Seven years of commercial property management with high-rise building experience
• Knowledge of the Microsoft Office suite and database management
• Solid experience and knowledge in financial accounting, including financial controls, reporting and budgeting, forecasting, variance reporting and CAM reconciliations
• Michigan real estate license
• Excellent verbal and written communication skills
• CPM or RPA designation
