The Auction Asset Specialist/Auctioneer’s duties will include tasks and responsibilities surrounding the auction day activities for residential real estate assets presented by Xome.com. The Auction Asset Specialist/Auctioneer will report to the Manager of Auction Execution along with monitoring and managing on-line auction events in accordance with corporate policy & procedures.
Roles & Responsibilities:
• Responsible for monthly & annual auction sales quota objectives.
• Monitor and manage online auction events, leveraging analytical insight and default residential real estate asset management experience.
• Oversee the daily activities of assets in live auction status and responsible for achieving the highest & best possible bidding results for the client.
• Manage the Xome.com website, ensuring all properties are marketed appropriately and to the best of our ability, in order to bring the highest returns.
• Manage new properties through spreadsheets and inject data to the Xome.com website. Manage re-auctions properties and ensure properties are moved to new auctions or removed in timely manner.
• Identify key market metrics and other analytics for each auction sale and use the information to monitor and make decisions on each asset auctioned.
• Manage bids and offers in offer management system through a workflow to ensure the most beneficial bids/offers are managed for the seller.
• Responsible for monitoring and abiding by state auctioneer laws by becoming a licensed auctioneer, attending continued education and maintaining awareness of changes in real estate law. Identify areas of risk or non-compliance and work closely with management on those areas.
• Responsible for seeking process improvement opportunities and presenting to management ensuring operational assumptions & metrics are constantly challenged.
• Collaborate with multiple levels within the organization regarding any and all projects or key initiatives and allowing all relevant stakeholders an opportunity to contribute meaningfully and/or participate in the team’s achievement of corporate objectives.
• Identify areas of risk within processes and promote a high standard level within department for all corporate endorsed workflows, processes & procedures.
• Maintain awareness of the real estate industry and make recommendations to management as appropriate.
• Embrace flexibility and creativity in tactics & strategies to ensure a high level of workforce performance including unique work hours & offshore labor utilization.
• Excellent verbal and written communication skills with a focus on persuasion and sales.
Core Requirements:
• Graduation from a 4-year college or university with major course work in a discipline related to the requirements of the position is preferred. Will consider the equivalent combination of job experience & education that demonstrates the ability to perform the essential functions of this job. High school diploma or state accepted equivalency required.
• Preferred to have two (2) plus years experience in auction sales environment
• Two (2) years experience in asset management preferred, or relevant experience
• Required to have an auctioneer license or willing to take necessary courses and test to gain license.
• Efficient in using Microsoft Excel and Microsoft Office suite
• Experience with managing outsourcers to meet timelines and budgets
• Comfort level managing data, including databases and file formats needed for the secure transmission of data
• Sales Quota driven.
