The Director of Development is responsible for securing locations nation-wide for new & re-positioned Jackson Hewitt locations. Included in this initiative will be assisting with the strategic prioritization of DMA’s and trade areas, creating market plans , site selection, lease negotiation and oversight that the location was delivered on time, on budget and of the highest quality.
• Prepares deal packages inclusive of decision logic, trade area and site evaluations, returns forecast, layout and relevant competitor data to be presented for approval
• New office LOI & Lease negotiations in the best interest of JH the with assistance of counsel as needed
• Collaborates with Development Strategy, Operations, and leadership to create Market Plans across Jackson Hewitt Footprint
• Partners with CDO, as well as Operations, Finance and Strategy partners on devising and executing real estate & development strategies to optimize the Jackson Hewitt footprint
• Negotiate and document company lease renewals
• Works with CDO to develop and maintain and effective broker network nationwide
• Ensures compliance with company, industry, trade and jurisdictional standards, practices and codes
• Organizes and manages rebranding process ensuring JH rebrands the system in the most cost effective manner
• Delivers projects on time
• Ensures landlord delivers sites per standards and conditions negotiated in lease documents
• Remains involved leading & collaborating with all essential internal and outside partners from deal inception until grand opening
Education/Experience:
• BA/BS Degree required. Concentration in Real Estate, Economics, Business or Project Management preferred.
• Minimum of 5+ years of experience in retail real estate required.
• Experience in the development of strategies to drive market growth and development, required.
• Initiative and ability to work both independently and collaboratively in teams.
• Requires strong negotiation skills & experience.
• Must have excellent oral and written communication skills, highly organized & detail oriented.
• Must be able to work with minimal supervision and coordinate and manage multiple projects simultaneously.
• Considerable travel required; especially during peak season.
• Proficient in Microsoft Office (including but not limited to Word, Excel, Power Point, & Outlook) Microsoft Project, Google Earth all required.
