JOB SUMMARY
The purpose of this position is to lead the achievement of strategic goals and deliverables for a client or set of clients in the area of real estate strategy within a geographic area (e.g. National, Region, and/or Global).
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Establishes performance objectives and deliverables related to the achievement of line of business's goals and objectives for a client or clients.
• May write or assist in writing RFP (Requests for Proposals) responses and executing on those proposals.
• Develops, implements and maintains key processes to be followed by a function(s).
• Defines priorities for site, area and function planning as part of a one-time client engagement or as part of an on-going client relationship.
• Coordinates with the line of business platform; i.e., subject area, geographic resources and experts able to support the needs of line of business's clients.
• Manages and achieves financial, operational and other measures as defined in deliverables and/or KPI's (Key Performance Indicators) established for the client or clients as part of a one-time client engagement or as part of an on-going client relationship.
• May collaborate with other line of business team members to forecast and develop annual real estate plans and implement strategies for achieving savings and cost avoidance goals as part of a one-time client engagement or as part of an on-going client relationship.
• May conduct periodic interviews of business unit and other client leaders to identify future business direction related to growth, labor, market changes and other issues that could impact real estate requirements or provide insights relative to strategic and/or optimization-focused initiatives as required.
• Develops 5-year real estate plans as required.
• May develop benchmarks for the client's real estate portfolio to identify trends, risks, and opportunities.
• Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
• May provide formal supervision to individual employees within single functional or operational area.
• Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
• Effectively recommends same for direct reports to next level management for review and approval.
• Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
• Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies.
• Leads by example and models behaviors that are consistent with the company's values.
QUALIFICATIONS

EDUCATION and EXPERIENCE
• Bachelor's degree (BA/BS) from a four-year college or university.
• Master’s degree in Business, Economics, Urban Studies, or related program or MBA preferred.
• Minimum of 8 years of business consulting and real estate experience is required.
CERTIFICATES and/or LICENSES
• Real estate license (where required by state law) Professional certification, professional designations (e.g. BCCR, CCIM, CPM, MAI) and/or graduate level training in commercial real estate is desirable.
COMMUNICATION SKILLS
• Ability to comprehend, analyze, and interpret the most complex business documents.
• Ability to respond effectively to the most sensitive issues.
• Ability to write reports, manuals, speeches and articles using distinctive style.
• Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.
• Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE
• Requires general knowledge of financial terms and principles.
• Reviews complex financial/business analysis and reports prepared by subordinates.
• Ability to analyze the most complex business/financial data and develop innovative solutions.
• Develops and implements financial policies and procedures.
• Approves and oversees department budget.
REASONING ABILITY
• Ability to solve advanced problems and deal with a variety of options in complex situations.
• Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.
