JOB SUMMARY
Responsible for underwriting, credit monitoring and portfolio management of commercial real estate relationships to achieve efficiencies and quality of the process and product, assist in the retention and expansion of existing client relationship, growth of total client assets and net growth in relationships. Primary performance responsibilities include analyzing financial data to determine the merits of both new loan and renewal/modification requests, including recommending structure, as well as assisting the RM in the identification of cross selling/referring opportunities of other deposits services. . At a senior level, may be responsible for direct or indirect oversight of other Portfolio Managers.

1. Ensure the portfolio administration and risk management of each client relationship is in compliance with established Associated Banc-Corp credit policy, procedure and business strategy as well as commercial and regulatory guidelines.

2. As appropriate to experience, co-manage commercial real estate relationships by analyzing financial data to determine the merits of specific loan requests and modifications, and recommend structure as well as proactively managing the client relationship.

3. Responsible for credit risk and quality of the portfolio.

4. Assist with due diligence/analysis with new client relationships, opportunity memos.

5. Partner with the Relationship Manager as the point of a contact for the client; acting as a liaison to the Credit Department, support staff and other internal business partners.

6. May provide advice and counsel to clients regarding trends and conditions of the business environment, capital markets and general banking trends. As Needed 5%
7. Monitor loan repayment activities and financial condition of borrowing clients and take necessary action to collect past due accounts and ongoing repayment ability of all other accounts. May assume overall responsibility for the credit quality of the loan portfolio.

8. May make presentations on specific loans and participate in the bank’s Loan Approval Process, recommend approval and appropriate structure of credits.

9. Manage the renewal process by working with the Relationship Manager the client and the credit department.

10. May act as a contact manager for non-borrowing accounts and loan clients for matters relating to other banking services.

11. Responsible for identifying cross sales opportunities of all bank products including Treasury Management, International Banking, Private Banking, Wealth Management, Employee Benefit Services, and AFG, Capital markets to our existing client base as well as prospects.

12. Participates in community and business functions/groups to ensure a positive image for the bank within the region’s marketplace. PM III and up only.

Qualifications
JOB SPECIFICATIONS
Minimum Education
Bachelor’s degree in Business, Finance, Accounting or a related discipline, or equivalent, related experience.
Preferred Education
Master’s degree in a related discipline is preferred.
Minimum Experience
• 2-5 years relevant commercial real estate experience
Preferred Experience
Prior sales/business development experience
Special Skill Requirements – Computer Skills/Licensing/Certifications/Bonding
• Strong knowledge of lending policies and procedures
• Strong knowledge of loan agreements, assumptions, accounting, loan structuring, and collateral procedures
• Understand macro and micro economic issues as they apply to business
• Thorough understanding of risks (market, rate, leverage, etc) as it applies to the lending process
• Superior credit, risk management and negotiation skills
• Superior knowledge of non-borrowing products
• Excellent verbal, written and interpersonal communication skills
• Strong marketing and presentation skills
• Excellent analytical and financial analysis skills
• Computer literate in Microsoft Office products, and the ability to quickly learn new software/systems
• Collaborative and highly coachable
• Capable of making quick, on-the-spot computations with Financial Calculator
