Description
The Corporate Real Estate Property Manager is responsible for overseeing the real estate assets of the company and leased space in a designated geography. This includes facilities management, leasing and real estate management, and construction management activities.
Key Responsibilities:
• Ensure that outsourced facility management service provider and other vendors provide consistent high-quality building and project management services.
• Monitor building operating and project budgets and approve expense requests as appropriate and in accordance with delegated levels of authority.
• Develop and manage external relationships with vendors, landlords and other service providers.
• Develop and manage internal relationships with business partners and other stakeholders.
• Coordinate with Finance and outsourced facility management service provider to develop the annual Real Estate Operations/Capital Plan and update forecasts.
• Track and manage contract/lease negotiations.
• Drive results with a sensitivity to meeting tight timelines, cost objectives and business priorities.
• Demonstrated ability to effectively negotiate with vendors, suppliers and other third parties in order to reach mutually beneficial agreements.
• Conduct regular financial reviews to monitor expenses and identify cost reduction opportunities.
• Prepares documentation and participates in internal and external audits and examinations.
• Performs other job related duties or special projects as assigned.
Competencies Required
• Strong organizational and communication skills, in particular, experience communicating with all levels of management, relating complex information clearly and succinctly, and dealing with ongoing high priorities
• Proven leadership skills and ability to collaborate with business clients, internal partners, other service providers, landlords and third-party service providers
• Demonstrated problem solving skills, analytical capabilities, and creative thinking
• Ability to drive results with sensitivity to meeting tight timelines and cost objectives, and to work well under pressure
• Must be resourceful, take initiative, and work with minimum supervision
• Solid understanding of the relevant real estate markets and industry standards
• Ability to travel (sometimes last-minute) to attend to issues in the portfolio
• Proficient in Excel and Power Point
Qualifications
Minimum Qualifications/Experience
• 5-7 years of diverse professional experience managing building operations and real estate portfolio.
Formal Education & Certification
• High school diploma or equivalent required.
Work Status
• Full-Time.
Supervisory Responsibility
• None.
Travel
• Up to 25% travel expected.
Working Conditions
• Conditions involve lifting no more than ten pounds, sitting most of the time, but may involve walking, moving, or standing for brief periods, and occasionally lifting and carrying articles like files, ledgers, folders, etc.
