Essential Functions:
Management and Operations:
• Works closely with the Director of Operations and the Regional Operations Manager to insure that the operational aspects of the properties are maintained in a manner which protects and improves the value of the owner’s asset.
• Works with property teams to ensure compliance with local codes and regulations at each property. Works with property teams to advise on managing the oversight of tenant construction and development plans by working with outsourced and in-house project management, development, leasing, tenant coordinators, contractors and tenants. Monitor performance of contracted services and take necessary action to assure all contracted services are performing up to Clients expectation and JLL’s Standards of Excellence. Evaluates contracted services and assists in developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements.
• Provides direction and support to multiple property Operations Managers to oversee operations of each site. Assists properties to resolve problems regarding any operational issues.
Financial Performance
• Provides knowledge and understanding of property CAM and Capital expense budgets to insure that properties are operated to meet owner’s expectations.
• Provides knowledge and experience to property teams and owners to ensure all common area expenses and capital projects are completed on time and within budget.
Education and Experience:
• Associate's degree, or some vocational/technical training. Bachelor's degree, preferred. Minimum of five (5) years administrative/technical experience and knowledge of property physical systems.
• Five (5) years in the property management industry Three to five years of supervisory experience multiple employees and demonstrates superb leadership qualities.
Experience with retail property management, a plus
Knowledge, Skills, and Abilities
• Knowledge of building systems, HVAC, plumbing, electrical. Must have the ability to communicate effectively, supervise, train, and direct vendor resources. Knowledge of computer programs (Excel, Word, and Power Point).Problem Solving – Uses rigorous logic and methods to solve difficult problems with effective solutions, probes all fruitful sources for answers, can see hidden problems, looks beyond the obvious and doesn’t stop at the first answers.
• Learning on the Fly – Learns quickly when facing new problems, open to change, quickly grasps the essence and underlying structure of anything, and enjoys the challenge of unfamiliar tasks.
• Organizing – Can marshal resources (people, funding, material, support) to get things done, can orchestrate multiple activities at once to accomplish a goal, uses resources effectively and efficiently, arranges information and files in a useful manner.
• Drive Results – Can be counted on to exceed goals successfully, bottom line oriented, pushes self and other for results. Timely Decision Making – Makes decisions in a timely manner, sometimes with incomplete information and under tight deadlines and pressure, able to make a quick decision. Time Management – Uses time effectively and efficiently, values time, concentrates efforts on the more important priorities, gets more done in less time than others, can attend to a broader range of activities.
