Summary of Job Description:
Under direction of the Senior Facilities Manager, the Facility Manager is responsible for strategic, day-to-day operations, and maintenance of a large campus pharmaceutical site and regional buildings that contains research laboratories, office spaces and child care center. The successful candidate must possess strong technical, managerial and interpersonal skills.
Responsibilities
Include but are not limited to the following.
• Lead all aspects of Integrated Facilities Management by providing leadership and administration on a regular basis to all teams that maintain the site.
• Support IFM team model by acting as the single point of contact for the building customers to improve communication, coordination, and efficiency. Visit customer areas when necessary to address facility issues
• Regularly interact with tenants and actively participate in Safety and Tenant Council meetings.
• Monitor work order performance across the portfolio, working collaboratively to ensure closure times meet KPI targets. Work with the client and Sr. Facilities Manager to prioritize work.
• Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities. Follow all JLL and client company policies and safety regulations. Administers safe work permit process and JSA procedures
• Support operations and capital budget development to ensure equipment, system and critical environment considerations are met
• Meet or exceed established Key Performance Indicators (KPI’s) and Service Level Agreements
• Lead the success for utilities, janitorial, laboratory services, grounds, snow removal security, waste management, pest control and all IFM services that support sites
• Manage contracted service work at the facility, including understanding and developing the scope of service, bidding, awarding and administering the contract duties.
• Assist in identifying available space and evaluating appropriateness to meet customer's needs while maintaining approved space standards
• Lead interior and exterior building audits of vendor services, conduct monthly mechanical room inspection tours and act as team lead for semi-annual facility inspection tours
• Understand the engineering design and operational aspects and be able to immediately recognize system performance deficiencies and respond to operational and emergency situations
• Interfaces and works collaboratively with reliability and energy management teams. Drives the ownership and results of the portfolio related to maintenance reliability and develop programs that reduce energy consumption and increase sustainable practices.
• Understand engineering design and operational aspects of systems and equipment with a strong emphasis on BAS systems, lab equipment, and energy saving strategies and initiatives
• Coordinate required facility and utility shutdowns
• Perform additional duties as assigned or requested by Senior Facilities Manager
Requirements
Education – Bachelor’s degree in engineering, architecture, or facilities management Experience – 5-8 years of experience in facility/plant maintenance and 7-10 years of experience managing mechanical trades, housekeeping, security and grounds maintenance Experience in driving OSHA compliant safety program and Environmental Health and Safety compliance Building Automation System (BAS) proficiency Managerial experience with strong communication, interpersonal skills, and customer skills Must be able to communicate effectively with Management, customers, contractors and co-workers Knowledge of Energy Reduction Programs and Projects. Knowledge of standard business and accounting practices Ability to communicate well in both oral and written reports Proficient in MS office, Outlook and CMMS systems Candidate must possess valid driver’s license
