OVERVIEW
The PDS Lead is a driven leader who is able to inspire a team of professionals to exceed our client’s expectations for all project management services across the IFM, GRE (Global Real Estate), MAC and Capital Planning teams.
They are a proactive leader who partners with our client to translate the client’s business requirements into action plans to be executed by the team. They serve as the client’s trusted partner, providing thoughtful data analysis to develop a strategic plan. A credible, impactful communicator, he/she operates with a “no surprise” approach. Having a successful track record of leading high-performing large teams, including virtual teams, will ensure that only the highest caliber talent is assigned to support the client’s business and that all team members are held to rigorous performance standards.
The PDS Lead has extensive knowledge of leading practices in the Project Management industry. He or she has the ability to work collaboratively with client stakeholders and other JLL team members to build upon the client’s core processes while driving innovative and best practice solutions. The PDS Lead is also a proven leader and manager of people capable of developing talent into a high-performing, best-in-class team. The PDS Lead reports to the Account Director and is a member of an integrated service delivery leadership team.
ESSENTIAL FUNCTIONS
LEADERSHIP
• Actively lead a large team of approximately 30+ staff including IFM projects team, GRE projects team, capital planning team, energy project management and RMP (MAC) team.
• Create a solution-oriented environment whereby the team is consistently seeking to identify leading edge project management practices focused on delivering value to the client while working within the process requirements of the account and JLL.
• Candidate is required to spend a significant amount of time at the client site in Deer Park, Illinois. Travel and other project work will be required to support the account.
• Be visibly present – lead all team members by driving a consistent culture, bringing value and owning all aspects of project management delivery.
• Maintain strong working relationships with key clients and stakeholders.
• Develop and execute strategic action plans in conjunction with the client.
• Drive the “Trusted Partner” culture throughout all levels of the team.
• Leverage Regional Project Director’s expertise as appropriate to add value to the account team and to support the client’s goals.
PROJECT MANAGEMENT
• Make certain the team fully supports client programs and initiatives. Proactively identify opportunities for process improvement and deliverables in full compliance with all applicable Master Service Agreement requirements.
• Actively manage staffing to provide the client with data to drive decision making relative to upcoming ebbs and flows in project work load and effectively deploy client’s Flow-to-Work delivery model.
• Provide recommendation as to the most efficient and cost effective staffing solution based on data from the capital plan as well current utilization.
• Understand, analyze and report on the number of variable staff, project pipeline and revenue across all JLL managed assignments.
• Proactively provide reporting as required by the client.
• Effectively manage project resources including dedicated on-account PMs and variable PMs.
• Ensure that all aspects of an individual project are being managed appropriately and that the team has appropriate support to be successful.
• Proactively manage the status of variable projects at regular intervals. Ensure that if a project is not going as planned, a formal action plan is in place to rectify the situation well before project completion.
• Understand client’s core processes first and foremost. Recommend adjustments based on best practice.
• Ability to prioritize critical issues requiring escalation within client organization and/or within JLL.
• Excellent communication and willingness to collaborate with key stakeholders.
• Consistently strive for process improvement.
• Understand the details on key Honeywell projects including major risks and areas of concern.
• Proactively engage in regular discussions to inform Honeywell on the status of projects and general updates in addition to regularly scheduled meetings.
• Understand client’s key customers.
PEOPLE MANAGEMENT
• Responsible for end-to-end employee management including; hiring, onboarding, leading, developing, and mentoring team members.
• Ensure compliance with HR policies and talent practices such as on-going performance discussion and year-end reviews.
• Work to establish succession plans, career development plans, conduct regular one-on-one coaching meetings and lead weekly team meetings.
• Ensure accurate data is provided to support resource models and align project manager skill sets with work assignments and balance project workload within team.
• Maintain proper staffing level to ensure successful delivery of client’s annual capital plan.
• Minimize vacancy through retention efforts, succession planning and building a virtual bench.
KEY PERFORMANCE INDICATORS (KPI)
• Create an environment where direct reports are engaged, understand and are committed to both corporate and client goals around budget, schedule, quality and cost savings.
• Understand and adhere to client MSA requirements. Manage the project team to deliver an exceeding score on all contract KPIs.
• Drive the achievement of the JLL initiatives and strategies designed to bring long term benefit to the company and the account.
• Hold yourself and the team accountable to achieving the designated goals.
EDUCATION AND EXPERIENCE
• Bachelor’s Degree in Real Estate, Architecture, Engineering or Business required, Master’s Degree preferred; professional designations such as LEED, PMP or comparable preferred.
• 10-15 plus years of documented, progressive experience in construction project management. Knowledge around capital planning and facilities management is a plus.
• Extensive experience in a client-focused, results/metrics-driven organization.
• Experience in leading high-performing teams both in local offices and remote locations (national and international).
