Role Value Proposition:
Lead a team of real estate professionals primarily responsible for asset managing a portfolio of equity properties owned by MetLife’s General Account and third party clients, including real estate funds and managed accounts. This portfolio includes approximately 40+ properties. The property types are Industrial, Multifamily, Retail, Office and Hotels. This includes creating business plans for the properties, hiring and managing leasing teams, property management teams, managing capital projects, reporting results, valuing properties, and participating in Field Investment Committee meetings. Additionally, the Director of Asset Management works with the Regional Director in implementing the Equity Strategy for the portfolio, including the disposition of non-strategic assets and the acquisition of new assets consistent with strategic objectives.
Key Responsibilities:
• Fulfill a leadership role in the asset management of commercial real estate equity investments. Provide oversight, direction and guidance to other members of the equity asset management team.
• Develop, maintain and expand external relationships with key market participants, such as investment sales professionals, developers and investors and venture partners
• Solicit investment opportunities from market participants and communicate MetLife’s current equity investment parameters.
• Coordinate the preparation and review of the annual business plans and operating budgets for equity investments. Direct the operations of properties to ensure performance is consistent with the approved business plans and budgets.
• Prepare/review quarterly and annual property valuations comprising the regional portfolio.
• Actively participate in the leasing and management of investment properties and direct the activities of third-party service providers retained to support the operations of the investment properties, including property managers, leasing firms, attorneys, architects and contractors.
• Ensure timely and accurate financial reporting in compliance with internal MetLife requirements.
• Plan, implement and manage capital projects.
• Participate in buy/sell decisions.
• Foster environment of cooperation and teamwork without detracting from personal accountability of staff for achieving results.
• Maintain a close relationship with Equity Strategies Group.
• Work closely with Regional Director and Debt Team Leader to establish strong lines of communication and assist with developing and implementing investment strategies and policies affecting the Regional Office.
Essential Business Experience and Technical Skills:
• Results-driven professional with 15+ years of experience in asset management of large and complex commercial real estate assets including office, industrial, multifamily, retail and hotel.
• Bachelor’s degree in an applicable business-related field; MBA preferred.
• Significant experience managing and leading property level leasing and property management teams.
• In-depth experience in lease negotiation and structuring.
• Strong real estate valuation and underwriting skills.
• Strong people management, leadership and interpersonal (both oral and written) skills.
• Strong computer skills including proficiency in Argus, Excel, Word and PowerPoint.
• Knowledge of building systems and operations issues.
• Ability to take on multiple assignments at the same time each with specific deadlines.
• Basic understanding of standard real estate legal document such as leases, purchase, sale, and management agreements and appraisals.
