REPORTS TO:
VP, Real Estate and Construction.
OVERVIEW OF POSITION:
To manage the construction process for New York & Company retail store projects, from design concept, to turnover of completed store/project.
• Define scope for construction projects and develop the project schedule.
• Develop the initial estimate for approval by company executives.
• Review Lease Construction exhibits and Landlord work letters.
• Coordinate with SVP Visual to finalize the design. Partner with the architects to obtain drawing and permit requirements.
• Coordinate with internal purchasing on all OFI, reviewing cost and timing, insuring it complies with the approved budget and schedule.
• Review all change orders and invoices for accuracy and reasonability.
• Monitor spending against the budget and progress against the schedule. Ensure all projects are completed on time and within budget.
• Maintain budget, bids, drawing, contract/POs, change orders and invoices in Sitefolio.
• Assist in the payment of invoices in Concur.
• Track and collect all close-out documents.
• Lead weekly meeting with internal and external partners to facilitate communication on project status across the organization.
• Manage small scale construction projects, including temp locations, pop-ups and multi trade repairs.
◦ Review all tenant criteria, plans, LODs and as-builds from landlords and architects.
◦ Communicate and coordinate with the landlord tenant coordinator
◦ Obtain and review construction bids. Recommend the awarding of contracts based on cost, timing and expertise.
◦ Follow up on all punch list items at the turn-over. Maintain frequent communication with the field and visual after turn-over.
• Coordinate our outside project management company on large scale construction projects, including full build-outs and remodels.
• Ad hoc projects related to construction, OFI and repairs.
QUALIFICATIONS:
• Minimum of 5- 7 years of experience in retail construction and facility management with demonstrated career growth.
• Must be able to read, interpret and lease language pertaining to construction
• Strong time management skills, adherence to deadlines and ability to work in a fast paced environment
• Organized, detail oriented, motivated and able to multi-task and prioritize in a fast paced environment
• Excellent verbal and written communication skills
• Quality decision making
• Ability to work independently or as a team player with a positive attitude
• Flexibility and adaptability
