Overview
Experience in both street and mall locations construction and design is required. The preferred candidate will have experience coordinating teams to deliver completed stores in a fast paced and demanding environment. The ability to artfully balance a busy workload will be necessary. Primary objectives will be the on-time and on budget delivery of executed retail stores and renovation projects.
Responsibilities
• Manage the store delivery process and associated internal and external resources
• Manage store delivery, design, and construction timelines, standards, and expectations
• Manage project cost estimates in relation to established budgets
• Manage project delivery time line, including possession dates, permitting, construction commencement and completion, and store delivery and target opening dates
• Work within existing store development project management, design, and construction processes and procedures
• Ensure compliance with building regulations and landlord design criteria
• Establish and manage relations with landlord construction teams and ensure delivery of space by landlord in accordance with lease, code and other applicable requirements
• Manage permit expediter and obtain required construction permits and approvals
• Oversee project scheduling, bidding, capital expenses and purchase order and payment processes
• Coordinate ordering, tracking, and quality of materials and equipment
• Manage site due diligence and feasibility analysis
• Coordinate all project related communications, updates, adjustments, and tracking documentation
• Visit proposed store sites and active projects as needed
• Ensure processes and policies are consistent with corporate guidelines and best in class industry practices
• Participate and contribute to real estate planning and strategy sessions and in creation of policies and procedures
• Manage store design process and relevant contributors including internal brand design resources and landlord design criteria
• Ensure store designs correlate to budget and code requirements
• Current knowledge of industry trends in retail store design including fixtures, lighting, and finishes
• Current working knowledge of building and health codes and compliance issues
• Ability to balance design, with operational needs and budget objectives
• Ability to execute multiple designs under tight deadlines
Qualifications
• 10+ years of construction management experience
• 5+ years of design management experience
• Experience in:
◦ Managing a construction team
◦ Bidding and negotiations
◦ Project management with experience managing multiple projects
◦ Estimating, budgeting and planning
◦ Financial analysis
◦ Retail store design
◦ Creation and management of construction documents
◦ Review of landlord design criteria and experience with landlord’s tenant coordinators
• Strong analytical, decision making and problem solving skills
• Ability to adapt quickly in a rapidly changing environment
• Ability to manage multiple, complex projects for a national retailer
• Strong communication, presentation and negotiation skills
• Strong interpersonal skills, with the ability to develop relationships across all levels and communicate effectively with a diverse population
• Ability to balance multiple priorities and deadlines and multi-task
• Proven business skills including the use of key performance indicators
• Proven leader with track record of developing team members
