Job Role Summary:
Responsible for the financial management of the property portfolio of the company. May manage or analyze landlord and tenancy negotiations, construction, development, purchase and sale of properties, investment and disinvestment decisions.
Purpose:
• Provides direction & oversight on all Real Estate & Facility matters in a specific Region for both Technology & Services.
• Ensure compliance with all external property regulatory legal requirements and all appropriate Xerox policies in the region.
• Oversees all regional & facilities staff as well as Outsourced Third Parties.
• Works with the business teams to develop, approve & implement Real Estate Strategies & initiatives.
• Provides support and subject matter expertise to M&A and business teams on acquisitions, dispositions & new pursuits for customer contracts. Critical KPI’s are covered in scope item, particularly on cost management and facilities safety.
Scope:
• Leads and manages support team in negotiations and operational reviews with third party Real Estate Facility providers & landlords at senior level
• Leads support to all key Building Operations, including EHSS, and Implement Regional and Global Real Estate Strategies
• Liaise with Xerox SMT (e.g. XS COO’s / GP / Technology 2nd Line / Country Management)
• Each region manages substantial headcount, both Xerox Direct & Outsourced heads, and the two largest regions have an excess of 100 people each.
General:
• Develops, adapts and executes organizational strategy to achieve key business objectives
• Decisions are guided by organizational strategies and objectives
• Generally includes international and/or global accountability
• Progression to this level is typically restricted on the basis of business requirements
Primary Responsibilities:
• As subject matter expert, has end to end accountability to deliver and manage cost effective & right sized properties, supporting the business sector management to achieve their business objectives and provide safe & secure properties for our employees; contractors and visitors.
• Delivering the company’s growth (new pursuits); and contraction downsizing programs (Optimus 1&2; High Cost Country to Low Cost Country; Distributor Strategy; Xerox Services 2.0 programs etc. Including the development of strategy to achieve. Supporting appropriate M&A activity and owned property disposition.
• Providing Global Real Estate strategy input and creating their regional strategy plan for adoption. Provides effective global role as part of the GREF Senior Leadership Team running a $600m P&L "Business" Globally and planning for the future.
• Lead Vacancy management; consolidating property, supporting flexible working while reducing property cost. All involving managing 3rd Parties, Service providers in house.
• Lead the use of new company policy and extend Real Estate practices such as virtual office working to improve utilization of property in Country.
• Accountability for delivering to plan or better the;
• 1. Annual Operating cost and Capital Plan
• 2. The annual facilities plan.

Qualifications
Candidate Education:
Master degree in specialized field (Example: MSC, MBA etc.)
Candidate Background:
Successful internal or external management of a Real Estate & Facilities Function to a similar cost & size of Portfolio
Experience in more than one geographical area which supports the Global organization
Strong management skills
Excellent communication & interpersonal skills
Excellent negotiation skills preferably in Property Management & Procurement
Sound Financial background
Ability to demonstrate problem solving capabilities and generating alternative solutions
