Job Description
Operational Objectives:
This role will manage all industrial real estate within the NAB and QTG portfolios comprising of approximately 650 manufacturing and distribution properties. Responsibilities will include:
1. Management of broker, abstraction and site search consultant service provider networks
2. Execution of acquisition, disposition and lease transactions to support business needs
3. Analysis of market trends and lease rates to identify and execute productivity initiatives
4. Deliver consistent sector-wide reporting in support of Finance, Logistics, Procurement and Engineering
5. Provide strategic planning to support major business initiative that relate to real estate
All of this working hand in hand with the identified Business Unit stakeholders to solve for their business needs while identifying productivity opportunities and optimizing the real estate portfolio.
Organizational Responsibilities:
• Identify and implement industry best practices for transaction services
• Align with stakeholders and implement consistent control processes for project approvals
• Work with internal counsel, risk management, financial shared services and other groups
• Assure compliance with PepsiCo’s Workplace Guidelines for office areas within new warehouses
• Assure compliance with global lease administration standards
• Oversee master service providers and assure that they meet KPI standards
Qualifications/Requirements
Experience
• 5 - 10 years’ experience in corporate real estate
• Skilled in transaction management and contract negotiations
• Mastery of financial modeling
Professional Certification
• Professional certification: PE/ Architect/ JD preferred
Education
• MBA or other relevant advanced degree preferred
• BA / BS required
