The Vice President of Design and Construction will focus on developing and leading design, construction and related capital planning services for Company’s West Coast Studio Operations, including approximately 3.3 million square feet on and off the lot. S/he will need to be a balanced executive, comfortable working in a corporate structure, but able to bring flexibility and openness to new ways of thinking. The ideal candidate will be a creative thinker, adept at both project management and team development. S/he will be focused on raising the bar for work executed at the studio as well as helping to set a new tone for the organization.
Plan and execute construction projects for the studio lot including, but not limited to, new construction, remodeling, furnishing projects, and major infrastructure upgrades and repairs.
Build best practice tools and processes which enable near and long term capital strategies which anticipate business needs, prioritize and maximize investment dollars and create the best experience possible for employees, productions, guests and visitors.
Create detailed capital requirements and approval documentation, thoughtful project programs and user requirements, comprehensive project schedules, comprehensive budgets and other tools and practices which deliver the best projects possible on time, on budget and on scope.
Administer a large operational budget in support of planning, projects and construction activities ranging from $40mm to $100mm per year.
Lead a senior team of in-house project managers and design professionals while strategically leveraging outside PM service providers, architects, construction, furniture and other vendors.
Quickly and accurately estimate projects to gain preliminary project approvals.
Coordinate with regulatory authorities, city, county, and state agencies regarding issues such as land use, building codes, safety matters, accessibility, historic landmark requirements and others.
Integrate team and work processes with colleague functions including Office & Space Planning Services, Facility Operations & Engineering, Corporate Services, Security, EHS and other key partners.
Be highly communicative with clients, executives, and major stakeholders to insure needs are proactively gathered, expectations properly set and met, and that everyone is kept up to date with relevant project information.
Build long term capital requirement mapping tied to end of life assets and improvements which enable the business to predict and anticipate core capital needs.
Work closely with Legal, HR, Sourcing and Global Real Estate to ensure contracts are properly assembled, bidding and contracting is properly conducted, and that overarching master plans and entitlements for the lot are always properly considered.
10+ years of experience leading complex construction projects and the internal and external team’s that deliver them in a relevant industry.
4-year college degree in related field.
Deep knowledge of technical aspects of facilities management including MEP infrastructure, office interiors and general operations.
Extensive history with client and leadership engagement, coordination, and presentations including requirements gathering, project and capital prioritization, communicating vision and long-term strategies, and how immediate projects and ‘asks’ support long term goals and objectives.
Experience working within a matrixed corporate environment, including building thoughtful reporting and presentations which demonstrate results and earn executive buy-in and alignment around near and long-term projects and initiatives.
