Job Description Summary
Responsible for all administrative and retail transactions, lease administration and act as the senior real estate partner providing strategic real estate support to assigned business client. Primary focus is timely collaboration and development of real estate strategies, and effective implementation of the agreed upon strategy in a cost efficient manner. Demonstrates expertise in real estate portfolio management including site selection, negotiations, reporting, budgeting, forecasting, strategy, project and facility management, and establishing and growing relationships with key business partners.
Essential Job Functions
Provides strategic, forward-thinking leadership of all real estate transaction activities for the portfolio
Determines optimum operating model and effective management of any external partners
Collaborates with internal partners and affiliates as required
Develops portfolio analytics and metrics to provide a macro view of operations, costs, risks and opportunities for growth or optimization
Produces portfolio forecasting for existing footprint and future planning scenarios to optimize capital allocation planning and business requirement deliverables
Builds positive relationships with senior bank leadership and collaborate with corporate partners and legal counsel to negotiate, influence, prioritize and meet business objectives
Oversee selection and management of broker assignments and related fees in concert with procurement. Develop vendor performance KPIs and CPIs for best-in-class benchmarking
Other Job Duties
Completes diligence and developing a real estate integration strategy as needed
Implements industry-leading best practices to achieve superior financial returns while maintaining optimal lease/operational flexibility
Collaborates with senior executives on RFP and MSA process when necessary for any real estate outsourcing agreements
Budgetary accountability, financial planning and analytical skills as related to capital and operations budgets. Ability to prepare executive level summaries for financial comparison and performance
Develops best-in-class process for retail location/site selection optimizing for commercial terms; collaborate closely with distribution strategy partners, project management, facilities, and third-party consultants to deliver best-in-class results for the enterprise
Leads a team to develop an innovative approach to real estate strategy for multiple time horizons improving BOTW’s ability to make timely decisions in advance of space needs; ensure the approach and process are well understood by partners
Fosters and build collaborative partnerships with the workplace teams, business partners and outside consultants
Leverages landlord relationships to optimize deal terms providing cleint with options, branding, growth, contraction and termination options
Delivers significant expense savings via Lease Administration through a rigorous lease audit process
Develops business cases for major real estate decisions working with partners to perform near and long-term programs with supporting strategic plans
Develops, recommends and implements a portfolio-wide transaction strategy for the acquisition and disposition of property, using your broad contacts among institutional landlords
Performs other duties as assigned.
12 - 15 years in CRE role
Experience managing within complex organizations and leading teams that are outsourced to strategic real estate vendor partners
Experience innovating and driving improvements to existing programs
Ability to effectively manage and motivate distributed teams
Detail-orientation with business and finance acumen
Excellent contract and lease negotiation skills
Manage multiple, parallel projects with autonomy
Ability to influence, negotiate and build collaborative relationships across the organization
Analytical, and problem-solving skills
Solid capacity to deal with ambiguity and risk
Highly developed communication skills (written, verbal, presentation, and executive reporting), with ability to explain complex facilities management topics to broad cross section of functions and colleagues
