Capital Planning Lead
The Capital Project Planning Team is tasked with reviewing Capital Building Company website will include review of business need/justification, scope, budget and risks and subsequently drafting a Business Case Company websitets range significantly and include a very wide range of project types from historic restorations, interior fit-up, mechanical systems replacement/upgrade, life safety projects, deferred maintenance and new ground-up Company website projects are conceptual and hence have little to no documentation and therefore an ability to work through the project needs and impacts is Company website understanding of financial analyses such as net present value, internal rate of return, life cycle costs is essential.
Essential Duties and Responsibilities
Manage the Capital Planning Tool for data integrity and accuracy
Provide leadership in developing and recommending a multi-year capital plan to Client
Present findings around project demand and prioritization
Manage the governance process regarding the annual capital plan
Delivers senior level leadership and supervision over assigned Company Client capital budget development and recommendations
Provide superior Client service through providing objective recommendations
Oversee and manage the development, review and updating of the prioritization process and algorithm for alignment with client goals and objectives
Contribute to the growth of the company
Enhance own professional and personal skills
Performance and Processes
Review project requests from various requestors and assign team as appropriate
Thorough review of business need/justification, scope, budget and risks for assigned projects
Build rapport with client representatives and ensure scope of the project and business forces affecting the project are fully understood
Oversee third party consultants as necessary
Identify and address areas of concern regarding potential risk surrounding project, project logistical issues, budget and scope
Lead the establishment and refinement of best practices of standards of excellence.
Assist in training and developing Company team members in the skills and understanding of firm procedures, methodology and practices
Comply with all Company policies and procedures, including but not limited to ethics and business practice.
Supervise assigned capital planning staff
Review and approve all project recommendations
Reports to: Director of Projects
Skills / Competencies
15+ years of practical project experience
Highly organized with strong analytical skills
Very strong report writing and presentation skills
Ability to delve into a conceptual project and ask “all the appropriate questions” to identify the full scope, implications and risks
Demonstrated high level of performance in project scope development and budgeting
Broad background of project type and size preferred
Experience with infrastructure and large complex projects strongly preferred
Ability to analyze and communicate data to client and team
Experience in construction management preferred
Basic understanding of real estate asset management
Strong interpersonal skills with an ability to interact with executive level external and internal clients
Previous experience effectively supervising, training, mentoring and evaluating assigned staffing at various levels within the organization/team
Knowledge of Microsoft Office applications and Project software
Bachelor Degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management strongly preferred
