Applies credit skills and product knowledge to analyze and decide on a wide variety of business purpose loans for medium size (business credit $100M -$500M) Small Business relationships. Occasionally provides analysis beyond normal process for business credit under $100M if required as defined by the Merlin credit specialist. Makes loan decisions, obtains Credit Policy and lending authority concurrence as appropriate and informs the originating sales associate of acceptance, decline or counteroffer decisions. Performance measured by the number of credit decisions made per day. Ability to evaluate cash flow.
Real Estate Approval Officers (RE AO) on the Small Business Real Estate Due Diligence (REDD) team will conduct due diligence on real estate secured transactions originated within the Small Business Lines and Loans (SBLL) and Practice Solutions (PS) businesses on transactions varying in size between $100M and $5MM+. The RE AO will apply analytical skills and judgment in conducting required flood due diligence, ordering and reviewing property appraisals, and ordering and reviewing environmental due diligence. The REDD team is critical to the success of the Small Business organization, as RE AOs conduct due diligence to address regulatory requirements and permit real estate transactions to close on a timely basis to ensure clients’ financing needs are met.
Successful RE AOs must be able to partner well with teammates on the REDD team and with associates across different teams in Small Business and across the enterprise, including Sales, Fulfillment, Underwriting, and Wholesale Flood Operations. Additionally, a successful RE AO must be able to work in a fast paced environment on time sensitive tasks, be highly organized, and have great attention to detail.
Daily responsibilities may include, but are not limited to, the following:
Review approved SBLL and PS credit transactions and assess flood zone implications
Analyze the collateral structure and the borrowers on transactions
Conduct research on historic transactions of related borrowers
With support of Legal, determine if cross collateralization anywhere in the job family and assess opportunity to address unintended cross.
Interpret and apply flood due diligence, appraisal, and environment due diligence policy requirements when reviewing transactions
Order and review commercial real estate appraisals
Order and review environmental due diligence on commercial real estate properties
Compile documentation on transactions for submission to partners for review prior to a deal closing
Work closely with Sales, Fulfillment, and Credit partners to follow through on resolution of conditions of approval and booking for all real estate and flood zone credits outstanding items related to real estate secured credit transactions
3+ years of credit experience
Excellent oral and written communication skills
Strong organizational skills
Great attention to detail
Ability to partner with key stakeholders across a cross-functional organization
Ability to take a proactive approach to work responsibilities
Proficient with PC applications including Microsoft office (e.g. Excel and Word)
3+ years of credit experience as a Credit Support Associate or Approval Officer
Knowledge of the end-to-end credit process in Small Business (SB Lines & Loans and/or Practice Solutions)
Knowledge of appraisals, environmental reviews, and flood regulations
Proficiency in use of GUS, Loan IQ, EDR, Flood Took Kit and other applicable underwriting systems
